At Turnkey Properties we welcome and value your comments on our service. Your views help us understand the needs of our clients and improve the service we give. If you have comments or suggestions, or think we could improve any aspect of our service, please let us know. Contract of hire
All reservations whether booked via telephone, internet, fax or in writing are subject to the following terms.
The hiring contract will be between you and the owner of the property for which the booking has been made. Turnkey Properties is only acting as an agent for the owner and the contract of hire is not effective until written confirmation is sent. The contract is for hire of the property for holiday purposes only. No bookings will be excepted if the hirer is under the age of 18 years.

Payment

The booking will be confirmed on receipt of a deposit payment, however if the booking is made within 8 weeks of the departure date the full balance will be required.
The full balance of the hire will be due 8 weeks prior to your departure date, if we have not received full payment 6 weeks prior to your departure date Turnkey Properties reserve the right to cancel your holiday at a loss of deposit. please note that all credit card payments will be subject to a charge.
Where VAT is applicable to the property the rate of 15% has been added to the prices before they are published. Should VAT rates increase, or any additional taxes or levies be introduced which effect the price of your holiday, you may be required to pay the extra amount.

Amendments

Neither the owner or Turnkey Properties expect to make changes to your booking but occasionally problems occur and bookings have to be changed or canceled. If this does happen Turnkey Properties will contact the party leader via telephone or in writing. If a significant change has been made whereby your holiday should need to be canceled where possible we will offer you an alternative property from our collection.  Should the property be charged at a higher rate you will have to pay the difference, in some circumstances we may be able to claim the difference from the owner of the original property. If you do not except the new property with good reason a full refund will be given.
If you wish to make a change to your booking Turnkey Properties will endeavor to assist but please bear in mind that changes can not be guaranteed.  Where changes are able to be processed a £25.00 per change administration fee will be charged. Should the change result in any other costs, for example a change in your holiday accommodation resulted in a higher priced holiday you will be charged the difference (please note that changing your holiday to a different property may be treated as canceling and rebooking and all cancelation charges will apply, please see below for charges).

Property details
Turnkey Properties aim to ensure that all information provided is accurately conveyed, however changes and error occasionally occur, you must therefore ensure you check all details including the price and arrangements of your chosen property with Turnkey Properties at the time of booking.

Amenities
The use of accommodation and amenities is entirely at the users risk.  No responsibility can be accepted for injury, death, or loss or damage to users or visitors belongings.

Party numbers
Under no circumstances may more than the maximum number of persons, as stated occupy a property. Turnkey Properties reserve the right to refuse or revoke any booking from parties that may in their opinion be unsuitable for the property concerned.

The Property
The hirer is responsible for the property and will be expected to take good care of it. All contents including utensils must be left in good order at the end of the hire period.
All damages and breakages are the legal responsibility of the hirer and should be notified to the Owner or Key holder before the end of your holiday. Their cost shall be refundable on demand although minor accidental damage or breakages will not normally be charged. Turnkey Properties or the Owner reserve the right to charge any additional charges caused as a consequence and may refuse future booking.

Customer service
In the event that you are dissatisfied with the service you have received or are unhappy with your holiday please write to Turnkey Properties, The Complaints Department, The Old Armoury, Station Road, Alburgh, IP20 OBT. Your letter will be looked into in detail and a response in writing will be made.

Legal
In the event of any dispute between parties it shall be referred to the jurisdiction of the English Courts only and and actions shall be heard in the court of the area in which the property is situated.
Any disputes between the Owner and Turnkey Properties if not mutually resolved, can be referred to a single arbitrator.

Cancellation

For your peace of mind Turnkey Properties operates a cancellation protecting scheme which is included in the brochure price. The cover is only valid for cancellation prior to your holiday date leaving the property vacant.

Are you covered
You will be entitled to a refund and a waiver of responsibility to pay the balance in the following circumstances.
Section A
- Death, bodily injury, or compulsory quarantine of you or any member of your traveling party excluding pets.
- Accidental damage to you or any member or your traveling party’s home rendering it uninhabitable within 14 days of departure.
- You or member of your traveling party are required for compulsory jury service provided you have written to request alternative dates that have been refused.
- You or a member of your traveling party has received notification of redundancy  within 2 months of the holiday start date, which qualifies for statutory payment under current legislation.
- Police advising against travel due to adverse whether conditions.
- Police requiring the presence of you or a member or your traveling party following fire or theft at your home or place of business.

Exclusions are listed below
Section B
- Personal relationship break down including divorce and separation. 
- Recurring illness or pre existing medical condition.
- Pregnancy or giving birth.
- Drug addiction or alcoholism.
- Suicide attempt or suicide.
- Failing to follow proper medical adviseIf you have to cancel your holiday and are entitled to a refund, £50.00 administration charge will be deducted from your refund. Should you wish to cancel your holiday for any other reason than stated in section A then the following will be payable.

14 days prior 100 % payment
15-28 days 70%
29-42 days 50%
43-56 days deposit only


If you wish to cancel your holiday please contact us immediately you must confirm your cancellation in writing as it is not effective until we receive your written notification.
